. / � • � <br /> LEASE <br /> AGREEMENT between the City of Decatur, Illinois ("City"), a municipai <br /> corporation, and Illinois Power Company, an Illinois corporation ("Illinois Power" or "IP"). <br /> RECITALS <br /> A. Illinois Power is purchasing from the Board of Library Trustees of the City <br /> of Decatur ('Library") that real property commonly known as 247 E. North Street, <br /> Decatur, Illinois ("the building"), and more particularly described as: <br /> Lots 5, 6, 7, and 8 of Allen-McReynolds and Cos. Addition as per plat <br /> recorded in Book G, Page 365 of the Records in the Recorder's Office of <br /> Macon County, Illinois; <br /> B. Illinois Power desires to insure that its employees, customers and invitees <br /> using the building will have adequate parking which is conveniently located; <br /> C. The City owns and operates a multi-story public parking facility ( Garage <br /> B"), 170 E. North Street, Decatur, Illinois, located within one (1) block of the building; <br /> D. The City is willing to lease parking spaces within Garage B to Illinois <br /> Power on the terms and conditions set out in this Lease. <br /> TERMS �� <br /> In consideration of the promises and obligations contained herein, the City and � <br /> Illinois Power agree as follows: <br /> 1. The City and Illinois Power expressly agree that the purchase of the <br /> building by Illinois Power at a minimum gross purchase price of Six Hundred Thousand <br /> Dollars ($600,000) is a condition precedent to all of the obligations of either party in this <br /> Lease, and no term or condition hereof shall be binding or effective if legal title to the <br />
