. , . <br /> , LEASE <br /> THIS LEASE made and entered into by and between the City of Decatur, a municipal <br /> corporation ("Cit�') and Downtown Decatur Council, Inc., a corporation, organized and existing under <br /> the laws of the State of Illinois, ("DDC"). <br /> , <br /> WITNESSETH: <br /> 1. Premises. The City does hereby demise and lease to DDC the following described premises: <br /> The interior of that building commonly known as the Transfer House now located in <br /> Central Park, being the public common bounded by North and South Park Streets, North <br /> Franklin Street and North Water Street in the City of Decatur. <br /> 2. Term. The term of this Lease shall commence on November 1, 1998, and shall terminate on �,I <br /> October 31, 2003. � <br /> 3. Rent. DDC shall pay to the City, as rent for the above-described premises, the sum of One <br /> Dollar($1.00) annually. <br /> 4. Taxes. In addition to the rent provided for in paragraph 3 hereof, DDC shall also pay all <br /> taxes, if any, due on the above-described premises which are attributable to DDC's lease or use of the <br /> building or are for periods occurring during the term of this Lease. <br /> 5. Compliance with Laws. DDC agrees to observe and comply with all rules, regulations, <br /> ordinances, statutes and zoning laws now in force or which may be enacted during the continuation of <br /> this Lease by the City or any other Municipal, County, State or Federal authority and to indemnify the <br /> City for any damage caused by violation thereof. <br /> 6. End of Term. DDC shall yield the premises up to the City in as good a condition as the same <br /> was entered upon (except for normal wear and tear), removing all non-City property and leaving the <br /> premises in a clean condition.� <br />
