LEASE <br /> THIS LEASE made and entered into by and between The City of <br /> Decatur, Illinois, a Municipal Corporation ( "City" ) and Decatur <br /> Mental Health Center, Inc. , an Illinois Not-For-Profit Corporation, <br /> ( "DMHC" ) . <br /> WIT!JESSETH <br /> 1 . Premises. The City does hereby demise and lease to DMHC <br /> the following described premises : <br /> 135 Parking Spaces in Parking Garage B located in the 100 <br /> Block of E. North Street, Decatur, Illinois <br /> 2 . Term. The term of this Lease shall commence on <br /> September l, 1997, and sha11 terminate on August 31, 2002, except <br /> as may be earlier terminated by the provisions of this Lease; <br /> provided that, DMHC shall have the right to renew this Lease for <br /> five (5) successive five (5) year terms on the same conditions as <br /> are contained herein, except where expressly noted otherwise, said <br /> renewal or renewals to be effective by giving notice thereof not <br /> less than ninety (90) days before the termination of the <br /> then-current lease period. ' <br /> 3 . Rent. DMHC shall pay to the City, as rent for the I <br /> above-described premises, the annual sum of One Thousand Three , <br /> Hundred Fifty Dollars and No Hundredths ($1, 350 . 00) which sum shall �I <br /> be paid not later than thirty (30) days after the beginning of each I' <br /> year of this lease during the term hereof .
