The subject site located at 2882 North Dinneen Street is currently zoned M-2 Heavy Industrial <br /> District and consists of approximately 8.2 acres. <br /> 2. The site has a large commercial structure as well as accessory structures and parking that serves <br /> the commercial structure. The subject site was the former location of the AIW Hall. <br /> PROJECT DESCRIPTION <br /> l. The petitioner proposes to rezone from M-2 Heavy Industrial District to M-1 Intense <br /> Commercial/Light Industrial District to allow for all those uses permitted in the M-1 District. <br /> STAFF ANALYSIS <br /> l. Rezoning the site from M-2 Heavy Industrial District to M-1 Intense Commercial/Light Industrial <br /> District would decrease the intensity of the uses permitted on the site and not create any adverse <br /> effects on the adjacent properties or the City as a whole. <br /> 2. The surrounding zoning includes M-2 Heavy Industrial District in all directions however there is <br /> considerable M-1 zoning along Pershing Road just north of the site. The Macon County and <br /> Decatur Comprehensive Plan shows this area as Employment. The existing use of the property is a <br /> permitted use in the M-1 Intense Commercial/Light Industrial District. The existing use is <br /> compatible with adjacent uses to the north. <br />
