The subject site located at 2005 East Olive Street is currently zoned both M-2 Heavy Industrial <br /> District and M-1 Intense Commercial/Light Industrial District and consists of approximately 0.7 <br /> acres. <br /> 2. The southern 1/3 of this site is zoned M-1 Intense Commercial/Light Industrial District with the <br /> northern 2/3 being zoned M-2 Heavy Industrial District. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone the southern 1/3 of the site from M-1 Intense Commercial/Light <br /> Industrial District to M-2 Heavy Industrial District to allow for all those uses permitted in the M-2 <br /> Heavy Industrial District. <br /> STAFF ANALYSIS <br /> l. Rezoning the southern 1/3 of the site from M-1 Intense Commercial-Light Industrial District to M- <br /> 2 Heavy Industrial District should not create any adverse effects on the adjacent properties or the <br /> City as a whole as a majority of the site is already zoned M-2 Heavy Industrial District. <br /> 2. The adjacent zoning includes M-2 Heavy Industrial District to the north, M-1 Intense Commercial- <br /> Light Industrial District to the south and east, and R-5 Two Family Residence District to the west. <br /> The Macon County and Decatur Comprehensive Plan shows this area as Employment which is <br /> consistent with the M-2 Zoning District. The existing uses to the north, south, and east are <br /> compatible with the permitted uses in the M-2 Heavy Industrial District. <br />
