Excerpts from Plan Commission Meeting of May 5, 2016:
Cal. No. 16-11 Petition of JIM HOBACK FBO EQUIPMENT
LEASING COMPANY, to rezone property located
at 2005 EAST OLIVE STREET from M-1 Intense
Commercial/Light Industrial District to M-2 Heavy
Industrial District.
Ms. Stickle presented the recommendation of staff:
The subject site located at 2005 East Olive Street is currently zoned both M-2 Heavy Industrial
District and M-1 Intense Commercial/Light Industrial District and consists of approximately 0.7
acres.
The southern 1/3 of this site is zoned M-1 Intense Commercial/Light Industrial District with the
northern 2/3 being zoned M-2 Heavy Industrial District.
The petitioner proposes to rezone the southern 1/3 of the site from M-1 Intense
CommerciaULight Industrial District to M-2 Heavy Industrial District to allow for all those uses
permitted in the M-2 Heavy Industrial District.
Rezoning the southern 1/3 of the site from M-1 Intense Commercial-Light Industrial District to
M-2 Heavy Industrial District should not create any adverse effects on the adjacent properties or
the City as a whole as a majority of the site is already zoned M-2 Heavy Industrial District.
The adjacent zoning includes M-2 Heavy Industrial District to the north, M-1 Intense
Commercial-Light Industrial District to the south and east, and R-5 Two Family Residence
District to the west. The Macon County and Decatur Comprehensive Plan shows this area as
Employment which is consistent with the M-2 Zoning District. The existing uses to the north,
south, and east are compatible with the permitted uses in the M-2 Heavy Industrial District.
Staff recommends approval of the rezoning.
Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a
public hearing on a rezoning request, and then forward its report and recommendation to the City
Council for final approval. A motion to forward Calendar Number 16-11 to the City Council
with a recommendation for approval is suggested.
Mr. Jim Hoback, representative, was sworn in by Mrs. Poland.
Mr. Hoback said three-fourths of the property is zoned M-2 and the rest is M-1. They are asking
to rezone the entire property to M-2.
There were no questions and no objectors present.
It was moved and seconded (Frantz/Smith) to forward Calendar No. 16-11 to the City Council
with a recommendation for approvaL Motion carried unanimously.
