Management Services <br /> DATE: 5/30/2016 <br /> MEMO: <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Tim Gleason, City Manager <br /> Billy Tyus, Assistant City Manager <br /> Suzan Stickle, Senior Planner <br /> SUBJECT: Rezone 2005 East Olive Street from M-1 Intense CommerciaULight Industrial <br /> District to M-2 Heavy Industrial District <br /> SUMMARY RECOMI��NDATION: Staff recommends approval of the rezoning to M-2 <br /> Heavy Industrial District. The City Plan Commission voted 6-0 to recommend approval of <br /> this petition at the May 5, 2016 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: <br /> The subject site located at 2005 East Olive Street is currently zoned both M-2 Heavy <br /> Industrial District and M-1 Intense CommerciaULight Industrial District and consists of <br /> approximately 0.7 acres. <br /> The southern 1/3 of this site is zoned M-1 Intense Commercial/Light Industrial District with <br /> the northern 2/3 being zoned M-2 Heavy Industrial District. <br /> The petitioner proposes to rezone the southern 1/3 of the site from M-1 Intense <br /> Commercial/Light Industrial District to M-2 Heavy Industrial District to allow for all those <br /> uses permitted in the M-2 Heavy Industrial District. <br /> Rezoning the southern 1/3 of the site from M-1 Intense Commercial/Light Industrial District <br /> to M-2 Heavy Industrial District should not create any adverse effects on the adjacent <br /> properties or the City as a whole as a majority of the site is already zoned M-2 Heavy <br /> Industrial District. <br /> The adjacent zoning includes M-2 Heavy Industrial District to the north, M-1 Intense <br /> Commercial/Light Industrial District to the south and east, and R-5 Two Family Residence <br /> District to the west. The Macon County and Decatur Comprehensive Plan shows this area as <br /> Employment which is consistent with the M-2 Zoning District. The existing uses to the north, <br /> south, and east are compatible with the permitted uses in the M-2 Heavy Industrial District. <br /> Page 53 of 284 <br />
