STAFF REPORT <br /> Decatur City Plan Commission <br /> COMMON NAME: 2721 North 22°d Street <br /> GENERAL INFORMATION <br />' Hearing Date June 2, 2016 <br /> Calendar No. 16-15 <br /> Property Location 2721 North 22°d Street <br /> Requested Action Rezone from B-1 Neighborhood Shopping District to B-2 Commercial <br />' District <br /> Petitioner Matt Gietl <br /> LAND USE AND ZONING <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Commercial B-1 Retail <br /> North Industrial M-2 Employment <br /> South Drainage Ditch B-1 Retail <br /> East Industrial M-2 Employment <br /> West Drainage Ditch B-1 Retail <br />' BACKGROUND <br /> 1. The subject site located at 2721 North 22"d Street is currently zoned B-1 Neighborhood Shopping <br /> District and consists of approximately 8,500 square feet. <br /> 2. The site has a small two story commercial structure as well as a parking lot. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from B-1 Neighborhood Shopping District to B-2 Commercial <br /> District that would allow for all those uses permitted in the B-2 District. <br /> STAFF ANALYSIS <br /> l. Rezoning the site from B-1 Neighborhood Shopping District to B-2 Commercial District should <br /> not create any adverse effects on the adjacent properties or the City as a whole as the uses on the <br /> adjacent properties are compatible with the permitted uses of the B-2 Commercial District. <br /> I <br /> i� 2. The adjacent zoning includes B-1 Neighborhood Shopping District to the south and west and M-2 <br /> Heavy Industrial District to the north and east. Though not immediately adjacent, there is also <br />� considerable B-2 zoning in the near west and south. The B-2 Commercial District is consistent with <br /> the intent of the Macon County and Decatur Comprehensive Plan which shows this area as Retail. <br /> The proposed zoning and permitted uses are compatible with the adjacent uses and zoning districts. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br />
