LEASE <br /> THIS LEASE made and entered into by and between The City of Decatur, Illinois, a <br /> municipal corporation("City") and First Site Development, LLC, ("First Site"). <br /> WITNESSETH <br /> 1. Premises. The City does hereby demise and lease to First Site the following described <br /> premises: <br /> Beginning at a point 50 feet South of and 10 1/4 feet East of the <br /> Northeast corner of Lot One (1) Block Two (2) of Oakland Place <br /> Addition as per Plat recorded in Book 149 Page 15 of the records <br /> in the Recorder's Office of Macon County, Illinois, thence South <br /> 145 feet parallel to and 10 feet East of Lot 1 of said Addition, <br /> thence West 20 feet, thence North 145 feet parallel to and 10 feet <br /> West of Lot 1 of said Addition, thence East 20 feet to the point of <br /> beginning. Situated in Macon County, Illinois, <br /> for use as a motor vehicle parking lot. <br /> 2. Term. The term of this Lease shall commence on June 1, 1997, and shall terminate on <br /> May 30, 2007 except as provided in paragraph 15 hereof; provided that, First Site shall have the <br /> right to renew this Lease for two (2) successive ten (10)year terms on the same conditions as are <br /> contained herein, except where expressly noted otherwise, said renewal or renewals to be <br /> effective by giving notice thereof not less than ninety (90) days before the termination of the <br /> then-current lease period. <br /> 3. Rent. First Site shall pay to the City, as rent for the above-described premises, the <br /> annual sum of Ten Dollars ($10.00), which sum shall be paid not later than thirty (30) days after <br /> each June 1 st during the term hereof. If First Site renews this Lease, as per the provisions of <br /> paragraph 2 hereof, the yearly rental for each such ten (10) year period shall be Ten Dollars <br /> ($10.00). <br />
