no less than 30 days written notice to the City. The Certificate shall specifically state that (1) the I <br /> insurance certified therein contains contractual liability coverage for the indemnity agreement <br /> contained in this agreement, subject to the terms, conditions and exclusions of the policy, and (2) <br /> the City is named as an additional insured on the comprehensive general liability and property <br /> damage insurance described above. The name and address of the Certificate holder shall be stated <br /> as follows: City of Decatur, Illinois, a municipal corporation, #1 Gary K. Anderson Plaza, ' <br /> Decatur, Illinois 62523. The City reserves the right at any time to require a copy of the entire I, <br /> policy or policies. Failure to provide satisfactory Certificates showing the required insurance or II, <br /> to keep the same in full force and effect shall be cause for the City to ternunate any rights of First �I <br /> Site under this Lease by verbal notice alone to First Site or its agent. <br /> 10. Maintenance. First Site shall be responsible for all maintenance of the premises <br /> during the term of this Lease, and the City shall have no duty to repair or upkeep. <br /> 11. Notices. Any notice or demand required or permitted to be given or made hereunder <br /> shall be sufficiently given or made by certified mail in a sealed envelope prepaid addressed in the <br /> case of First Site to 7effrey Tinervin, 100 East Beaufort, Normal, II, 61761, and addressed in the <br /> case of the City to the City Manager at #1 Gary K. Anderson Plaza, Decatur, II. 62523. Any <br /> such notice or demand shall be deemed to have been given or made at the time it is deposited in <br /> the United States Mail. First Site or the City may from time to time designate any other address <br /> for this purpose by written notice to the other party. <br /> 12. Waiver. Failure or delay on the part of First Site or the City to exercise any right, <br /> power or privilege hereunder shall not operate as a waiver hereof. <br />
