. , <br /> �� � � �� 5 <br /> ' LE E <br /> THIS LEASE made and entered into by and between The City of Decatur, Illinois, a municipal <br /> corporation ("City") and Tommy House Tire Company, an Illinois Corporation, (Tommy House). <br /> WITNESSETH <br /> 1. remi . The City does hereby demise and lease to Tommy House the following <br /> described premises: <br /> Ten parking spaces located on the east side of the Tommy <br /> House Tire Company shop located at 340 E. Macon Street <br /> (the north�vest corner of Macon Street and Industry Court), <br /> ' and as shown in Exhibit A. <br /> for use as parl:ing for the employees of Tommy House Tire Company. <br /> 2. Term. The term of this Lease shall commence on June l, 1996, and shall terminate on <br /> N1ay 31, 2006 eYcept as provided in paragraph 15 hereof; provided that, Tommy House shall have the <br /> ri�ht to rene�v this Lease for two (2) successive ten (10) year terms on the same conditions as are <br /> contained herein, eYcept where eYpressly noted otherwise, said renewal or renewals to be effective bv <br /> �iving notice thereof not less than ninety (90) days before the termination of the then-current lease <br /> period. <br /> 3. Ren . Tommy House shall pay to the City, as rent for the above-described premises, <br /> the annual sum of T�velve Hundred Dollars ($1,200.00), which sum shall be paid not later than thim• <br /> (30) days after each June lst during the term hereof. If Torrimy House renews this Lease, as per the <br /> provisions of paragraph 2 hereof, the yearly rental for each such ten (10) year period shall be <br /> renegotiated, and the first of such annual payments for each rene�val period shall be paid no later than <br /> ninety (90) day�s after June l, 2006, or June 1, 2016, as the case may be. <br />
