specifications, and upon completion thereof shall be <br /> dedicated to the City. Upon acceptance by the City, the <br /> City shall pay to B & R the sum of $108, 000. 00. <br /> B. If, for any reason, B & R is unable to lay water <br /> main in Hickory Point Road to the Premises, then B & R shall <br /> extend water service to the Premises by such route as is <br /> approved by the City and the City shall reimburse B & R at a <br /> rate consistent with the rate above agreed to for Hickory <br /> Point Road. <br /> 8. The City shall improve Hickory Point Road and <br /> Oakland Avenue, at its cost, as follows: <br /> (a) Oakland Avenue - curb and gutter, to City <br /> specifications, shall be constructed on the west <br /> side of Oakland Avenue, from the south property <br /> line of Hickory Point Estates to the north line of <br /> the northernmost entrance road into said Premises. <br /> (b) Hickory Point Road - the surface shall be <br /> widened to twenty-four (24) feet from the east <br /> property line of the Premises to the west property <br /> line of same, with culverts for not more than six <br /> (6) residential driveway approaches as indicated <br /> by B & R in accordance with paragraph 10 hereof. <br /> 9. If, during the term of this agreement, the City <br /> improves, widens, alters or changes Oakland Avenue, <br /> including sidewalks, at that portion thereof adjacent to the <br /> premises, and other than as described in paragraph 8 hereof, <br /> B & R shall reimburse the City one-half (1/2) of the cost of <br /> such improvement, widening, alteration or change; provided <br /> that, B & R's total liability hereunder, cumulatively for <br /> any and all such projects, shall not exceed $25, 000. 00. <br /> 10.
