2 <br /> The roof is not easy to access; so its condition was not <br /> evaluated. There is significant ceiling damage on the front of <br /> the south half. John Cardwell reported that a major roof leak <br /> was recently repaired by Jim Ramano. Total area of the roof is <br /> 11, 500 s. f. with many roof edge transitions. <br /> The John Cardwell provided some significant information on the <br /> mechanical systems for the building. . <br /> The sprinkler systems appears to be combined with the Neumans <br /> building (See the letters from Bill Turner and Steven Tick) . <br /> Reportedly the system is a dry pipe system to reduce the concern <br /> for freezing in unoccupied spaces but a drypipe system needs an <br /> air compressor that is kept in operation to keep water from <br /> flowing in the sprinkler pipes. <br /> To satisfy some safety problems, Mr. Cardwell had a security <br /> alarm and a smoke detector alarms system installed that was tied <br /> to the fire department. This is not an extensive system and <br /> would not suffice for a future tennant use. <br /> The central steam boiler, which is located in the Neuman <br /> Building, heats the three levels of the building. According to <br /> Ideal Refrigeration, who has been doing the service, the boiler <br /> is not very old but it is so large that it is probably not <br /> operating very efficiently. It appears that the heat for both <br /> buildings was at one time provided by this boiler. The heat for <br /> the Neuman's building was converted to natural gas furnaces that <br /> are located on the floors of the building. <br /> Ideal Refrigeration explained that the air-conditioning system is <br /> probably over 30 years old but is in good operating condition. <br /> The direct expansion condensers are located on the roof. <br /> John Cardwell reported some confusion about the way the <br /> electrical is setup to serve this building and the Neuman <br /> building. After all of the electrical systems were turned off <br /> or disconnected the owner still complained about substantial <br /> electrical bills. Since Neumans closed and power to that <br /> building was cut off the problem of electrical charges was <br /> solved. <br /> Another example of the way that the histories of the Woolworth <br /> building and the Neumans building are intertwined is the service �, <br /> elevator.
