Therefore, all of the <br /> vehicles leaving Lot 1 will be facing Robinson Avenue; there will <br /> not be any vehicles backing onto Robinson Avenue . <br /> C. AVOID EASEMENT CONFLICT <br /> The utility easement for Country Club `�'oods First Addition <br /> runs directly below the driveway marked� on Lot 1 in Exhibit "A" . <br /> Therefore, if the Amendment Request is denied and Lot 1 is not able <br /> to utilize the proposed driveway access for ingress and egress on <br /> Robir.son Road, Lot 1 ' s driveway will be in conflict with the <br /> utility easement for this area. Pursuant to the standard utility <br /> easement language, the utilities are entitled to enter upon the <br /> property to remove, repair, and maintain the utility . Furthermore, <br /> the utilities are authorized to remove all obstacles that are <br /> necessary to conduct repairs and maintenance. Consequently, if <br /> the P.mendment Request is denied, the owners of Lot 1 will be <br /> subject to substantial hardships if the utilities must conduct any <br /> repair and/or maintenance . <br />
