REAL ESTATE PURCHASE AGREEMENT <br />� For and in consideration of the promises, covenants, agree- <br /> an nd'tions hereinafter set forth to be erformed ke t <br /> ments, d co i p . P <br /> and met by the respective parties hereto, this Real Estate <br /> Purchase Agreement is made by and between the CITY OF DECATUR, <br /> ILLINOIS, a Municipal Corporation, hereinafter referred to as <br /> BUYER and ROGER ROSENKRANZ hereinafter referred to as OWNER, as <br /> follows: <br /> 1 . The Owner agrees to sell and the Buyer agrees to <br /> purchase the following described real estate (premises) � <br /> situated in Macon County, Illinois: ' <br /> A parcel east of and adjacent to Lot 1 of Asses- ', <br /> sors Subdivision of Lot 8, commonly known as 30 I <br /> Industry Court, Decatur, Illinois and presently I, <br /> zoned M-1 , light industrial. (See Exhibit A for �! <br /> Complete Legal Description) <br /> 2. Owner shall promptly furnish Buyer with a commitment I <br /> for an owner' s title insurance policy insuring against �', <br /> defects in merchantability of title to the value of the <br /> purchase price. When Seller furnishes the title <br /> insurance, Buyer shall pay search charge as to Buyer. <br /> Title evidence shall show that there are no financing <br /> statements on file affecting any personal property or <br /> fixtures included in the purchase. Title may be <br /> subject to coal and mineral rights if now reserved or <br /> conveyed of record, and to all easements and building <br />
