� � - �� � � - � `� � <br /> REAL ESTATE PURCHASE AGREEMENT <br /> For and in consideration of the promises, covenants, agree- <br /> ments, and conditions hereinafter set forth to be performed, kept <br /> and met by the respective parties hereto, this Real Estate <br /> Purchase Agreement is made by and between the CITY OF DECATUR, <br /> ILLINOIS, a Municipal Corporation, hereinafter referred to as <br /> BUYER, and FIRST NATIONAL BANK OF DECATUR TRUST N0. 3601 , herein- <br /> after referred to as SELLER, as follows: <br /> 1 . The Seller, FIRST NATIONAL BANR OF DECATUR TRUST NO. <br /> 3601, agrees to sell and the Buyer, the City of <br /> Decatur, Illinois, agrees to purchase the following <br /> described real estate (premises) situated in Macon <br /> County, Illinois: <br /> Assessor' s Subdivision of Lot 8 Sub of W 1/2 SW <br /> 1/4 Sec 14-16-2 N 104.68' M/L and 86.60' E and <br /> adj . Lot 3 (See Exhibit A for Complete Legal <br /> Description) <br /> commonly known as 60 Industry Court, Decatur, Illinois <br /> and presently zoned M-1, light industrial. <br /> 2 . SELLER shall promptly furnish BUYER with a commitment <br /> for an owner' s title insurance policy insuring against <br /> defects in mechantability of title to the value of the <br /> purchase price. When Seller furnishes the title <br /> insurance, Buyer shall pay search charge as to Buyer. <br /> Title evidence shall show that there are no financing <br />
