by the act or neglect of the Landlord. Tenant further agrees to main- <br /> tain at its expenses throughout such term lease or extension insurance <br /> covering all such claims and protecting Landlord therefrom. Such in- <br /> surance policy or policies shall have a minimum limit of not less than <br /> One Hundred Thousand Dollars ( $100, 000 . 00) for bodily injury to any <br /> one person and not less than Three Hundred Thousand Dollars <br /> ( $300, 000 . 00) for bodily injury in the aggregate; also a minimum limit <br /> for property damage of not less than Fifty Thousand Dollars <br /> ( $50, 000 . 00) . Tenant shall furnish Landlord a certificate of such in- <br /> surance at the inception of the lease, at its expense. <br /> SECTION 7 . DAMAGES TO OR LOSS OF IMPROVEMENTS BY FIRE OR OTHER <br /> CASUALTY: Landlord agrees to maintain fire and extended coverage in- <br /> surance upon the improvements in which Premises are located, to the <br /> full value thereof, for the lease term and any extension thereof. If <br /> during the term of this lease, or any extension thereof, the Premises <br /> shall be substantially destroyed by fire or other casualty, not the <br /> fault of Tenant, then this lease, at the option of Tenant and upon <br /> notice in writing to Landlord, shall cease and terminate, and each <br /> party shall be released from further obligation hereunder. <br /> SECTION 8 . RIGHT TO INSPECT PREMISES: Tenant agrees to permit <br /> Landlord the opportunity to inspect the premises during daylight hours <br /> on any business day throughout the term of this lease. The right to <br /> inspect is given to the Landlord so that it may satisfy itself of <br /> Tenant' s compliance with all laws, ordinances, and codes affecting the <br /> premises, and the terms of this lease. <br /> SECTION 9 . RIGHT TO EXHIBIT PREMISES: Tenant agrees to permit <br /> Landlord reasonable opportunity at all times to exhibit the Premises <br /> for sale and during the month next preceding the termination of this <br /> lease or any extension thereof, if Tenant has not heretofore notified <br /> Landlord of its �election to renew the lease, and in any event, during <br /> the 59 days next preceding Tenant' s final year under this lease and <br /> all exercised options, to exhibit the Premises to applicants for rent- <br /> ing the same and to post notices on the demised Premises . <br /> SECTION 10 . ASSIGNMENT AND SUBLETTING: This lease and any ex- <br /> tension thereof shall extend to the successors and assigns of the <br /> parties hereto, except, however, that Tenant shall not assign this <br />
