Excerpts from Plan Commission Meeting of April 7, 1994 <br /> Cal. No. 94-32 Petition of CLP,RENCE THOMPSON to further <br /> amend an R-3 Residence Development Plan <br /> which was granted by Ordinance #5567 and <br /> subsequently amended for a tract of land <br /> generally located in the 2600 block <br /> Forrest Green Drive. <br /> Mr. Clarence Thompson, president of Thompson Lumber Company, and <br /> owner of the property involved, was present and spoke for the <br /> petition stating that Lot 79 is part of a larger lot that <br /> involves condominiums. Mr. Thompson is now proposing a duplex <br /> with each unit to have 1, 792 square feet. The unit to the east <br /> would be 67 feet deep and the building to the west would be 85 <br /> feet deep. An architect will be hired to determine elevations if <br /> the petition is granted. <br /> Mr. Kenneth Harm was present and stated that he may be interested <br /> in the duplex if built. Mr. Harm stated that the left unit is <br /> adjacent to condominiums and an asphalt parking lot. He stated <br /> his preference for a 20 foot setback versus a 30 foot setback to <br /> better "center" the building and provide additional green space <br /> adjacent to the condominium development. <br /> Mr. McQueen questioned the petitioner's preference of the three <br /> site plans that were submitted. Mr. Thompson stated that all <br /> plans were based on a 20 foot setback and �they would like the <br /> flexibility of selecting any one of the three. <br /> Mr. Fisher questioned the side lot line of Lot 13 . Mr. McQueen <br /> stated that one line represents the original 30 foot setback and <br /> the other line shows the additional land acquired for the <br /> adjoining single family lot. <br /> There were no objectors present. <br /> Mr. McQueen presented the recommendation of staff: <br /> The Residence Development Plan for Forrest Green Addition <br /> included several acres and has been amended several times since <br /> 1972 . There is presently a ten unit building and there could be <br /> a new ten unit building constructed. This proposal is for a <br /> single story duplex. The 20 foot setback on the east is <br /> acceptable and in keeping with the characteristics of the area. <br /> If a single family dwelling were constructed at this location a <br /> five foot setback would be acceptable. Staff recommends approval <br /> of the petition with the following stipulations: (1) Plan A, B, <br /> or C to be built in accordance with submitted plan, and (2) an <br /> elevation plan be submitted and approved by the Department of <br /> Community Development prior to a building permit being issued. <br />
