Bacon, Jr. , City Manager <br /> George C. Weaver, Director of Community Development ' <br /> Robert A. McQueen, Planner <br /> SUBJECT: Petition of Robert W. Penwell to rezone 60 Norwood <br /> Drive, rezone 2 North Country Club, and approve <br /> a Planned Unit Development <br /> Ordinances granting approval of the rezoning of 60 Norwood Drive, <br /> the rezoning of 2 North Country C1ub � Road and a Planned Unit <br /> Development for 60 Norwood Drive and 2 North Country Club Road <br /> are scheduled for review and action by the City Council on <br /> Monday, April 18, 1994 . The subject petition requests that <br /> premises commonly known as 2 North Country Club Road be rezoned <br /> from R-6 Multiple Dwelling District and R-1 Single Family <br /> Residence District to O-1 Office District in part and to R-2 <br /> Single Family Residence District in part. Petitioner further <br /> requests approval of an O-1 and R-2 Planned Unit Development for <br /> said premises. <br /> The R-6 portion of the area in question was established in <br /> 1977; it has remained vacant since that time. The subject <br /> R-1 tract is also vacant, and apparently has never been <br /> developed. When the existing R-6 zone was established, <br /> there was considerable discussion as to the proper land use <br /> and compatibility with the adjoining residential area. <br /> Property to the east and north is zoned R-1 Single Family <br /> Residential and accordingly developed. However, staff notes <br /> that the tract across Country Club Road to the west is zoned <br /> O-1 Office District and developed with an engineering <br /> office. <br /> Staff is of the opinion that the submittal of a Planned Unit <br /> Development for this tract answers land use questions which <br /> were present with recent review of a request for straight <br /> O-1 zoning. The plan as submitted locates the proposed <br /> building with the back side adjoining the railroad and the <br /> front oriented to the north toward Norwood Drive and the <br /> residential area.
