This parcel is located along <br /> the shoreline of the south side of Lake Decatur's lower basin. It is irregular in shape, is "lake <br /> shore rolling", has a sanitary easement on its east end and has approximately 9,542 square feet <br /> or .22 acre. The parcel is located above the elevation of 620.00 feet and is not in the FEMA <br /> designated flood hazard zone. <br /> The parcel is unimproved and inaccessible, except by boat. This land is not located <br /> either adjacent to or within any meaningful distance from public access areas to Lake Decatur. <br /> Since the parcel is above the elevation of 620 feet it is not available for lake storage. The <br /> purchase of this parcel would not affect the City's lake frontage or impede any future <br /> development of the lake. There is past precedent for purchases of this type. <br /> Due to its small size the Bachrach's intend to add this parcel to their existing, adjacent <br /> lot. The Bachrach's may use the parcel for a boat dock, but the location of the dock depends <br /> upon unfinalized building plans for their proposed residence. <br /> The purchase price is supported by an appraisal of Roby & Associates, Inc. dated <br /> November 4, 1993. An executed copy of this appraisal, which contains photographs of the <br /> parcel, is enclosed. Also enclosed are duplicate copies of a Plat of Survey prepared by Phillip <br />
