Further, if applicable, provisions of the City
of Decatur Subdivision Ordinance shall be adhered to prior to
issuance of any building permits.
Delay In Construction
In the event that construction of the Planned Unit Development is
not begun within two years of the date of approval by the City
Council, such plan shall be considered null and void and all
zoning classifications within such plan shall revert to the clas-
sification or classifications existing immediately prior to ap-
proval of the plan.
The proposed amendment will provide for a Planned Unit
Development in the O-1, B-1, B-2 , M-1, and M-2 zoning classifica-
tions in addition to all the residential classifications. Cur-
rent regulations provide for such plan in only the residential
zones. Staff is of the opinion that this proposal would offer
additional development control via a site development plan and
enable a developer to specifically set forth and be restricted to
a particular project.
