IMPROVEMENT !)E5CRIPTION
General
Subject is ai approximately 41 year old concrete block
average quality 7, 280 5.F. one story garage type building
with a small finished office area.
Interior
Includes entr.y via (4) four overhead doors and (3)
pedestrian entry doors which are located along the South
side of the .building. There is a 343 S. F. modestly
finished offtce area, a paint storage area, restroom area,
doorway to tlie walled western 30 ' of the building (see
attached sketch) with some partitioned storage areas to
the rear.
It should be noted that there is a opening in the slab
floor to an underground storage tank area. This has not
been inspectnd physically and it' s storage purpose is
unknown at tliis point in time. The appraiser will assume
that it was iitilized for used oil storage and it is
further assumed that no environmental problems are
entailed witli the presence of this underground tank area.
If it is conc:luded in the future that there are
environmental problems caused by the tank it will
seriously effect the economic value estimate for subject
property and render this report meaningless as a value
guide.
Exterior
Subject has a painted concrete block exterior on three
sides and brick trim on the front area. The East 50' of
the building has a curved roof area with a tar surface,
while the we:3t 30 ' of the building has a rather level, but
rear slanting built up roof area. There is one
fenestration window in the front office area and the
building has a poured concrete slab foundation. There is
a front located concrete surfaced area (approximately
5, 700 S.F. ) and rvck surfaced storage area on the west
side of the buflding (approximately 3 , 600 S.F. ) .
Mechanical
The small office area is heated by a hanging gas space
heater, as is all the rest of the unfinished garage area
and there is adequate electrical service plus an alarm
system.
Al1 areas of the building and grounds are in average
overall condition, except for tlie front located concrete
surfaced par}cing area which is badly cracked and
