. � � <br /> .` , . . <br /> ORDINANCE N0. — � `f� <br /> ORDINANCE AMENDING ZONING ORDINANCE <br /> - ACCESSORY BUILDINGS - <br /> WHEREAS, on the 3rd day of January, 1991 , upon due notice, <br /> the Decatur City Plan Commission held a public hearing on the <br /> petition of David A. Clark, Director of Community Development, to <br /> modify and amend the Zoning Ordinance of the City of Decatur, the <br /> same being Ordinance No. 3512 , as amended, at Section II 1 . <br /> thereof regarding accessory buildings; and, <br /> WHEREAS, the Decatur City Plan Commission did report its <br /> findings and did recommend that said petition be granted and that <br /> the Zoning Ordinance be so modified and amended. <br /> NOW, THEREFORE, BE IT ORDAINED, BY THE CITY COUNCIL OF THE <br /> CITY OF DECATUR, ILLINOIS : <br /> Section 1 . That the report and recommendation of the <br /> Decatur City Plan Commission be, and the same are hereby, <br /> received, placed on file and approved. <br /> Section 2 . That the Zoning Ordinance of the City of Decatur <br /> be, and the same is hereby, modified and amended at Section II 1 . <br /> thereof so that as so modified and amended said Section II 1 . of <br /> said Zoning Ordinance provides as follows: <br /> "1 . ACCESSORY BUILDING OR USE: An accessory building <br /> or use is one which: <br /> a. Is subordinate to and serves a principal <br /> building or principal use and is located on the same lot <br /> as said principal building or use; and, <br /> b. Is subordinate in area, height, extent, and <br /> purpose to the principal building or principal use <br /> served and further provided that the aggregate gross <br /> area of two or more accessory buildings shall not exceed <br /> the above limitations except that a minimum gross area <br /> of 750 square feet for such accessory building or <br /> aggregate areas of two or more buildings shall be <br /> permitted; and, <br /> c. Is naturally and normally incidental to that of <br /> the dominant use of the main building or land. " <br />
