_ ^
PETITION FOR ZONING ORDINANCE AMENDMENT
December 17, 1990
TO: Mayor Gary K. Anderson
Decatur City Council
Decatur City Plan Commission ,
I, David A. Clark, Director of Community Development, hereby re- !
quest amendment of Section II. 1. of the Zoning Ordinance (Ord. I,
#3512) , such that said section as amended shall read as follows:
1. ACCESSORY BUILDING OR USE: An accessory building or use is
one which:
a. Is subordinate to and serves a principal building or
principal use and is located on the same lot as said
principal building or use; and
b. Is subordinate in area, height, extent, and purpose
to the principal building or principal use served
and further provided that the aggregate gross area
of two or more accessory buildings shall not exceed
the above limitations except that a minimum qross
area of 750 square feet for such accessory building
or aggregate areas of two or more buildings shall
be permitted; and
c. Is naturally and normally incidental to that of the
dominate use of the main building or land.
The proposed amendment is submitted to clarify language relative
to the size of an accessory building in comparison to the main
building which it serves. Staff is of the opinion that an acces-
sory building should not exceed the size of the main building,
thereby suggesting that the main building is and should be the
dominate land use of any specific lot.
Respectfully submitted,
,s 1
David A. Clark, Diretor
Department of Community Development
