, <br /> J _ <br /> Page 2 - Petition for Rezoninq I' <br /> The purpose of the proposed rezoning is : to allow for the construction <br /> of an 80 unit apartment complex on the 19 49 acre site in accordance <br /> with the attached Site Plan. ' <br /> In support of this request, petitioner hereby submits to the Citp P1 ' <br /> Commission and City Council the following facts: � <br /> 1. The property is bounded on the East by U.S. Rt. 51 and the South . ' <br /> by I-72, both access controlled highways, on the North by Hickory � <br /> Point Road and on the West by McDonald Avenue. ' <br /> 2. The use of the property, multi-family is the best use of the II! <br /> property. There are single family subdivisions on the North side � <br /> of Hickory Point Road and the West side of McDonald Avenue, R-3 � <br /> is a reasonable density for determining density as it allows for j <br /> transition zoning between the existing residential subdivisions <br /> and the access controlled highways which carry high speed traffic <br /> and high traffic volumes . <br /> 3. The Official Comprehensive Plan of the City of Decatur indicates � <br /> a commercial use for the property. This petition allows for the <br /> continuation of the residential zoning, a lower type zoning than <br /> commercial, however, a more compatible zoning to the surrounding <br /> area, thus providing a transition zoning. <br /> 4.
