5
NEIGHBORHOOD
Subject property is located in the Central Southeast part of
Decatur approximately eight blocks to the downtown business
district with South Martin Luther King Jr. Drive fronting
onto the East. The area is all industrial with commercial
uses both North and South of subject. Residential properties
are on the East side of Martin Luther King Jr. Drive which is
a heavy traffic street. Illinois Central Gulf Railroad is to
the West.
SITE ANALYSIS
Land
This property is a triangular shaped piece of land running
from a point on the North boundary between the railroad and
Martin Luther King Jr. Drive and extending South to the South
boundary of Lot Five ( 5), thence West across the vacant alley
and including the small Lot Eighteen ( 18 ) to the East
boundary of the railroad, then extends Northeastwardly back
to the point of beginning and is estimated to contain 43, 563
square feet of land space. South Martin Luther King Jr.
Drive is a cement surfaced, city maintained, all weather
road, with cement curbs , gutters , sidewalks , and
streetlights. The land is considered unimproved and is
presently being used as a storage yard for salt and cinders
for the City of Decatur Street Department. The soil appears
to be saturated with salt and is considered that it could not
be used for any productive purpose. All normal city
utilities are available to the subject property. Property
would be subject to all local building, restrictions, and
easements of record and at the time of inspection it is
considered there is no violations, restrictions or
encumbrances to the land.
