> <br /> residential district shall be sc=eened with a six <br /> ' foot high sight break fence, ( 5 ) that no storage <br /> of hazardous chemicals , highly combustible or <br /> explos ive materials or flammable liquids shall be <br /> allowed, and ( 6) that activities including but <br /> not limited to the £ollowing, are expressly <br /> prohibited: rummage sales or flea markets , retail <br /> or wholesale sales , auctions , repair of vehicles <br /> or equipment, operation of power tools such as <br /> spray painting equipment, table saws , lathes , <br /> compressors and welding equipment, and the <br /> establishment of a transfer and storage business . <br /> The primary purpose of the proposed amendments is to provide <br /> for a zoning classif ication of self service storage f acilities <br /> other than under the category of a warehouse. Several of these <br /> 'residential' storage facilities have been constructed across the <br /> country during the past 25 years to serve the storage needs of <br /> apartment dwellers and single family developments . �Thile these <br /> facilities •�vere typically class if ied as �rarehouses and <br /> accordingly required to be in industrial districts , they are more <br /> recently recognized as permitted uses in commercial districts . <br /> Although the use is for storage, the actual operation is <br /> 3ifferent from what is normally recognized as a <br /> commercial/industrial warehouse operation. <br /> The proposed amendments will provide for said storage <br /> facility to be allowed as a special use permit in the B-2 <br /> Comcnercial District and as a use by right in the B-4 Central <br /> Business District .
