The city since it does not apparently maintain the <br /> road will not gain from this standpoint from the vacation. No title <br /> evidence was furnished the appraiser but he assuaes that there is an <br /> easement for the power line located just East of Che roadway and the <br /> vacation would be subject to all easements for electrical lines, <br /> sewer, water, gas, etc. <br /> Most of the Sanitary District land has been owned for many years but <br /> we do have one rather recent sale of nearby land to consider.� Of the <br /> sales reviewed Sale �I1 being recent from a time standpoint was afford- <br /> ed the greatest weight in estimating a value for subject vacation. <br /> SALE 1 <br /> In August of 1983, Striglos sold to the Sanitary District a tract of <br /> a reported 34.53 acres located just to the Northwest of the North end <br /> of subject vacation for �52,000 reflecting $1,505.94 per acre. This <br /> was a rectangular 40 acre tract less that part in the Northeast cor- <br /> ner North of W. Main Street and also excepted a tract of land located <br /> at the Southwest corner of Dipper Lane and W. Main. This tract of <br /> land had some higher land from a topographical standpoint along the <br /> West side of Dipper Lane, a small lake and a substantial amount of <br /> land in the flood plain of Stevens Creek. This site served as a ' <br /> "bo.rrow site" and provided a substantial amount of dirt used in the I <br /> construction of a levee or dike along the East side of the area to <br /> be vacated. <br /> On the basis that this land is somewhat representative of much of the <br /> Sanitary District Road and can be favorably compared with the land to <br /> be vacated the appraiser feels that it is the best indication of a <br /> value for the proposed vacated area. Thus, if we apply the $1,505.94 <br /> per acre figure to the 1.82472 acre area in the vacated area we ob- <br /> tain $2,747.92 which is rounded to $2,750.00. Reflecting on all as- <br /> pects of the vacation which have been heretofore set forth subject <br /> vacated area of 1.82472 acres is estimated to have a value accruing <br /> to the Sanitary District of $2,750.00. <br /> Attached to and included as a part of this report are the following: <br /> 1. Two photographs of subject vacated area. <br /> 2. Plat map showing subject vacated area in green and Sale ��l in red. <br /> 3. Plat map showing vacation area as well as nearby streets, Kiwanis <br /> Park and corporate limits. <br /> 4. Certification. <br />
