' S
SITE ANALYSIS
Land
This area is shown not to be in a flood hazard designated
area as shown in flood map 170249, dated August 1 , 1979•
Property is subject to all local building codes ,
restrictions, and easements of record and at the time of
inspection there no adverse conditions of encroachments
observed. Subject property is adjacent to the north and
west part of lot 18 of Allen Bend Shores. It is not
. accessable to any roadway or even to Lake Decatur except
through crossing over other lands. For all practicle
purposes this small portion is land locked and is too small
, to be used by itself without being joined to other property
to make a lar$e enougn tiract to be used for residential
housing, because its zoning is R-3 which permitts only
single fa.mily dwellings. The land is basically triangular
in shape o 68.2 feet by 139•1 eet or approximately 4,743
square feet. By reading the topography map it has a low
level of 644 feet to 666 feet or a 22 oot variance within a
68 foot length. It is covered with trees and brush. A
intersepter sewer crosses the south portion of lot 18
extending from the end o A1 len Bend Drive over to the cul-
de-sac of Allen Bend Place, which would prohibit a building
of any home on the south portion of lot 18. It is
. considered that lot 18 is large to build a home on the
remainding land with or without this additional square ',
footage tract of land in question. Allen Bend Drive ends at I
• the entrence to lot 18. There is no utilities or roadway I
present to lot 18 or to the subject property. Sewer and
water are both at the end of Allen Bend Drive.
This land is vacant tract and there are no improvements.
