7 MARKET ANALYSIS In the market approach, sales of similar properties are normally checked and their characteristics compared to the subject property, making adjustments for such items as location, size of land, improvements, utilities, age, condition, date of sale, leases and yields. The fol lowing sales data used in this consideration were reported to the Multiple Listing Service Office, or were ' takeh from our Office Data Bank. I have searched the records of both Decatur Multiple � Listings Service and of tne files within my office. I do not find any sales that could be considered similar to this isolated tract of land. The Illinois Department of Transportation has purchased some small square �ootages along various highways that are not considered similar sales. I submit the following sales of having some characteristics that could be considered similar. 136 Hightide Drive, sold September 1986, $27,500.00, 90 foot , by 168 foot or 15,120 square feet, located in Clesson Woods, which is $1 .82 per square foot. It is coneidered subject property could be worth 1096 of the value or 18 cents per • square foot. I,ot 3 Westmoreland sold July 1986 for $8,000.00, 89 foot by 1 24•89 foot or 11 , 1 1 5 square feet, located in Westmoreland off Lake Shore Drive, 71 .9 cents per square foot , considering 259� of value would give and indicated 18 cents per square foot. A tract o� land off Kenwood Place sold December 1986 �or $45,000.00, 170 feet by 336.8 feet or 57,256 square feet, lake frontage, value 78 cents per square or considered 1 /3 of value would give 26 cents per square foot. . 1713 Danceland Place, sold February 1987, $10,000.00, a long narrow tract of 61 .5 feet by 692.32 feet, lake frontage, indicated value of subject property of 22 cents per square � foot.
