Sketch and legal description, both provided by <br /> the City of Decatur, indicate that the lot has 32 ' and 40.67' of <br /> frontage on North Monroe Street, 153.12 ' on the north lot line, 60' <br /> on the east lot line fronting the alley, 80' and 54 ' on t�lest Grand <br /> Avenue for a total of 8,301 SF. <br /> The site has a slight slope down to the street and drainage appears <br /> to be satisfactory. This tract is not located in a HUD Designated <br /> Flood Zone. <br /> Streets have an asphalt surface, there are concrete gutters and <br /> public walks.
