1900 Blk N Walnut Grove 6
Decatur, I11
DESCRIPTION OF LAND
This site is located at the far east end of Grant Street on the
east side of North Walnut Grove Avenue. A long narrow strip it
has 15.5' of frontage on Grant Street, 202' approximately on the
north boundary, 15.79' on the east boandary, and 205' on the
south boundary, for a total of 3,15 SF. A survey would be
necessary to determine exact site dimensions. The site is
generally level with a slight slope down to the street. This
site is not located in a HD Designated Flood Zone.
Walnut Grove Avenue has no public walk or curb and has an -3
surface. There is a 6" water line in Walnut Grove, 10" line in
Van Dyke, and both of these are connected 6y a 6" line that
runs in this alley; according to the City Engineer's record.
City sewer is availa6le with an 8" line at Walnut Grove. Natural
gas and electric are supplied to the area by the Illinois Power
Company.
HIGHEST AND BEST USE
The epression highest and best use is defined as follows:
The most profitable likely use to which a property can
be put. The opinion of such use may be based on the
highest and most profitable continuous use to which the
propert is adapted and needed, or likely to be in de-
mand in the reasonably near future. However, elements
effecting value which depend upon events or a combina-
tion of occurrences which, while within the realm of
possibility, are not fairly shown to be reasonably ,
probable, should be excluded from consideration.
The highest and best use for the subject property is for lot storage
or parking. The only logical purchaser for this narrow strip would
be an adoining owner.
