Roby, Charles R. McCoy and I ha�re <br /> made a personal inspection of the above captioned street and a11e}�. <br /> The purpose of the inspection was to estimate the fair compensation, <br /> in our opinion, that would accrue to the recipia;�ts from the benefits <br /> derived from the vacation. <br /> We find the a11ey to have 5,240 sq. ft. and the street to t:ave 19,20U <br /> sq. ft. or a total area of 24,440 sq. ft. A conference with the c�ty <br /> indicates they do not have uti�ities in the area. Illinois Bell and <br /> I1linois Power advises us they do have two gas mains in th� area as <br /> we11 as overhead service that, in all probability, limit the future <br /> land use to surfaced parking only. We are adviseci the zonin5 is <br /> City R-6, Mu1ti family, u�e but we noted no new construction of this <br /> type and, it is our opinion, the demand for muiti-farr�ily land in older <br /> areas tends to be modest. <br />
