Chappel
2244 Hawthome Drive
Decatur, Illinois 62521
Re: Public Walkway
2200 Hawthorne Drive
Decatur, Illinois i
j
Dear Mr. Chappel: •
Pursuant to your request we have inspected the above captioned walkway.
The purpose of the inspection was to estimate the enhancement that
would accrue to the recipient of the area if vacated.
The plat shows a walkway 10' wide and extends East approximately 204'
being between Hawthorne Drive and a platted lot or apparently dead end.
The land is grass and may have a tree or two but apparently is used
little, if any, as the grass did not show a path.
We note the adjoining lots appear to have 100' and 110' frontages. If
the land were vacated being an additional 5' to each lot. This, in our
opinion, would only add a nominal value to each site in such large lots.
The zoning of City R-2 would make no change due to the fact the lots are
improved.
It is our opinion the vacation of the walkway would add on to the value
of the adjoining sites approximately $250.00 each or a total of $500.00
for the total 10' walkway.
