'Waggoner Street <br /> Decatur, Illinois <br /> LEGAL <br /> The legal description of the subject property is as follows: <br /> All that portion of West Waggoner Street lying between <br /> Lots Thirteen (13) and Fourteen (14� in Block One of L. <br /> Towl's Addition to Decatur in the Southwest � of the <br /> Northwest � of Section 10, Township 16 North, Range <br />, 2 East of the 3rd P.M. , Macon County, Illinois on the <br /> North and Lots Eleven (11) and 'l�aelve (12) in Block <br /> �ao of L. Towl's Addition to Decatur on the South. <br /> LOCATION <br /> The subject land is North of Grand Avenue and West of N. Monroe Street <br /> being that part of the 800 Block of West Waggoner that dead ends into <br /> the former Illinois Traction Belt line and is not a through street at <br /> this point. • <br /> ZONING <br /> � The land South of subject is B-1, Neighborhood Shopping and the land <br /> North is R-3, One Family Residential though we have been advised of a <br /> change to R-5, Planned Unit Development. <br /> LAND <br /> The plat shows a street width of 60' and the frontage of the lots to be <br /> 80' total or subject vacation is to be 4800 sq. ft. We are advised the <br /> land, if vacated, will be encumbered with a 20' permanent easement because <br /> of a 6" water main. <br /> CONCLUSION <br /> We note land sales in the general area from $.60 to $1.35 per sq. ft. <br /> It is our opinion, because of easement, the utility of the land will be <br /> restricted or deminished and we feel the value of the land to the <br /> recipient of the vacation will be $2,800.00. <br />
