Further to the west <br /> is �'ildwo�d Golf Course and southwest is R-6 multi-family <br /> apartments . Immediately to the north and south of the tract <br /> are single fanily residences . However, because all of the lots <br /> in the Timari Addition are frontinq on their own dead end street, <br /> none of the existinc houses are fronting any of these lots. I <br /> believe this further tends to isolate these vacant lots from the <br /> surroundina properties. Because the lots are large - over 9 , 000 <br /> square feet in area - they could lend themselves to quality <br /> large duplex structures that could be an asset to the neighbor- <br /> hood. Staff does not believe the duplex type unit or the R-5 <br /> zone has near the potential negative impact that R-6 Multiple <br /> Dwelling District zoning could have , as this area now can have <br /> six single family houses whereas the most the R-5 zone will <br /> permit with the existing lots is twelve units . If zoned R-6 , <br /> each lot would easily support six units for a total of thirty- <br /> s.ix units . This type of impaction staff believes would not be <br /> supportive of the existing residential development in the area. <br /> with the average farnily size getting smaller, the increasing <br /> concern for energy conservation and costs, smaller cluster type <br /> housing units staff believes will be more prevalent than it has <br /> been in the past. <br /> In view of the above, staff recommends approval of the petition. <br /> It was moved and seconded (Woodward/Grossman) and carried to <br /> recommend Cal . T80-14 to the City Council for approval. Mr. <br /> Mayberry, Ms. Grossman, Mr. Woodward, Nls. Wilmeth, Mr . King , <br /> Mr. Batterham, Mr. Kaptain and Mr. Cusick voted aye; Mr. Martin <br /> voted no and Mr. Likins abstained. <br /> Cal . r80-15 Petition of Steve Horve to rezone a tract of land <br /> generally located east of the 2700-2800 block of <br /> South Taylor Roan from R-1 Single Family Residence <br /> District to R-5 Two Family Residence District. The <br /> petitioner also requests approval of an R-5 Resi- <br /> dence Development Plan for said tract. <br /> This item has been withdrawn from the agenda by the petitioner. i <br /> Old Business <br /> Cal.
