PETITION FOR REZONING <br /> In support of this petition: <br /> 1 . The property to the North is ow�ed by Petitioner. <br /> It is aoned County B-2. <br /> 2. The property to the West is owned by Petitioner. It is <br /> ilood plain and cannot have structures built upon it due <br /> to seasonal flooding.. This area provides a natural buffer <br /> zone. <br /> 3. The property to the South is ow-ned by the Decatur Sanitary <br /> District. Although technically zoned R-1 , it is by function <br /> and use more appropriately described as M-1 . <br /> 4. The property to the East is B-2, R-6 and R-3. <br /> 5. City water and sewer are available. <br /> 6.. The residents have objected to both R-5 and R-6 zoning <br /> petitions. <br /> 7. Although the comprehensive zoning plan shows this tract <br /> to be developed for residential use, the Couacil has <br /> deaied R-5 and R-6 zoning. <br /> 8. B-2 zoning would allow development of a restaurant and lounge <br /> and/or entertainment facility such as racquetball and tennis <br /> club. Neighborhood stores and/or an office complex could be <br /> developed. <br /> 9. West Main Street is programmed to be renovated. Any develop- <br /> ment in this area would probably not take place until the <br /> renovation of the street. <br /> 10. � development ia this area will be met with objections of <br /> area residents, because anything that is done wi.11 change <br /> the pxesent status of this tract. However, the question <br /> must be asked of aaybody who built or bought in the area in <br /> the last 15 years--how could they expect that this vacant <br /> land not be put to some use in the near future, and with . <br /> commercial uses aad apartments all over the landscape, <br /> wouldn' t it appear reasonable to a discerning person that <br /> the property would be put to either co�nercial or apartment <br /> use? <br />
