Commission - 4-3-80 <br /> As to the need to reduce t:�e '� mile anti-impaction clause <br /> for small facilities , s�a�� supports a reduction for smaller <br /> facilities as it is reasonable to argue that they have a much <br /> smaller impact than the larger care facilities due to scale. <br /> Staff supports a � mile anti-impactior. clause rather than <br /> the 1/6 mile proposed to assure a higher degree of scatteration <br /> of the facilities thro�ghout the community. <br /> The request to remove lot area requirements is not supported <br /> by staff because a minimum size was established to help assure <br /> minimum impaction on immediately surrounding properties and would <br /> allow for adequate yard space for aesthetic and recre«tional <br /> functions . We are , however, willing to support a reduction in <br /> lo� size for smaller facilities . Lastly, the request proposes <br /> defining the off-street parking requiremer.ts of small facilities . <br /> Staff supports the proposed change in off-street paxking re- <br /> quirements . We have prepared an alternative proposal for amend- <br /> . ir.g the Zonina Ordinance to further accommodate smaller care <br /> facilities which the commission has received that details the <br /> changes staff would support. <br /> The .following is the aetails of the proposed text changes : <br /> Section s:XI .A. 1. Special Use Regulations <br /> (�) Resider.tial Care Facilities - 1 . Those facilities of <br /> more than 12 beCs when located in R-5 or R-6 zoning districts <br /> an� at least � mile from other such facilities of more than <br /> 12 beds , and located at least < mile from those facilities of <br /> 12 beds or less �.nd on a site containing a lot area of at <br /> least � acre plus an anditional 500 square feet of lot area <br /> for each bed. <br /> 2 . Those facilities of 6 to 12 beds when located in R-5 and <br /> R-6 residential distric:.s at least � mile from ar.y other resi- <br /> dentiai care facility and on a site containing the minimum lot <br /> area oi the district i:� which it is located P1115 an additional <br /> 500 square feet per bed in the facility. <br /> 3 . Those facilities of 5 beds or less when located in resi- <br /> dential districts and at least a mile from any other residential <br /> care facility and on a site containing the minimur,l lot area of <br /> the district in which it is located, plus an aaditional 500 <br /> souare �eet per bed in the facility. <br /> Amendment to off-street parking requirements Section XX.A by <br /> adding paragraph 28 . <br /> 28 . Small �esidential care facilities of 12 beds or less . <br />
