Division Street West of New Samuels Street <br /> Decatur, Illinois <br /> Dear Mr. Rising: <br /> Pursuant to your request of October 26, 1978, Verne E. Roby and I have <br /> inspected East Division Street East of New Samuels Street East to o1d <br /> vacated Samuels Street. The purpose of the inspection was to estimate <br /> the value of the proposed vacation that would accrue to the recipient <br /> of the vacation. <br /> As per the attached plat of the proposed vacation we find a rough <br /> gravel road being 40' wide and 975.5' long or 38,300 sq. ft. or approx- <br /> imately .88 acres. We find the zoning in the area to be M-2, Heavy <br /> Industrial. We note telephone and electric poles on the South side of <br /> the street. The city advises us under the street is 12' water main and <br /> a 10' sewer and this tends to limit the use of the 1and. <br /> Data in file indicates raw industrial land on N. Brush College Road and <br /> Faries Parkway has sold from $.22 to $.34 per sq. ft. Industrial land <br /> in the various Industrial Parks a11 developed with a11 utilities, sur- <br /> faced street, etc, ranged from $.45 to $.64 per sq. ft. It is our <br /> opinion land similar to subject would be in the $.SO per sq. ft. area if <br /> it were not for the. limiting improvements� and shape of the subject. We <br /> feel the lands usefulness is impaired resulting in an adjustment to a <br /> value of $.20 to $.25 per sq.. ft. <br /> .. ��0�'�i,9,�J� 'r��GE��� <br />
