J•,, <br /> (r'+� V�� <br /> • ��Y���� <br /> ORDINANCE N0. -�� <br /> ORDINANCE AMENDING ZONING ORDINANCE <br /> WHEREAS , on the 6th day of October, 1977 , upon due notice, <br /> the Decatur City Plan Commission held a public hearing on the <br /> petition of the Director of the Department of Community Development <br /> to modify the regulations of the Zoning Ordinance, being Ordinance <br /> No. 3512 , as amended, at Section IV.thereof by amending paragraph <br /> 7 of said section and adding paragraph 8 thereto; and, <br /> WHEREAS, the Decatur City Plan Commission did recommend <br /> that the prayer of said petition be granted and said regulations <br /> be so modified and amended. <br /> NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY <br /> OF DECATUR, ILLINOIS : <br /> Section 1. That the recommendation of the Decatur City <br /> Plan Commission be, and the same is hereby, received, placed on <br /> file and approved. <br /> Section 2 . That the Zoning Ordinance , the same being <br /> Ordinance No. 3512 passed February 8 , 1960 , as amended be, and the <br /> same is hereby, futher amended at Section IV.A.7. , so that as so <br /> amended said subsection shall provide as follows : <br /> 7 . Every building hereafter erected shall be loacted <br /> on a lot as in this ordinance defined and in no case <br /> shall there be more than one main building on any lot - <br /> in any District, except industrial buildings being <br /> used for industrial purposes in �he M-1 Light Industrial <br /> District and M-2 Heavy Industrial District, and also <br /> except buildings the location of which is approved in a <br /> Residence Development Plan,� in a B-3 Planned Shopping <br /> Center District or in an M-3 Limited Industrial District <br /> as provided in this Ordinance. <br /> Section 3 . That said Ordinance be, and it is hereby, further <br /> amended at Section IV. A. by adding subsection 8 thereto to provide <br /> as follows : <br /> 8. Each lot shall have frontage on and direct access to a <br /> public street or way, unless the Council shall otherwise <br /> direct, by approval of a subdivision plat so showing submitted, <br /> heard and considered in the manner provided by tr.e Subdivision <br /> Ordinance, or absent such subdivision plat, unless the Council <br /> upon its own motion or upon petition submitted, heard and <br /> considered in the manner as provided in this Ordinance for <br /> amendments shall expressly prohibit such access or approve <br /> frontage on a private street, lane, place or way connecting <br /> with a public street or way. <br />
