Ohisen : <br /> Pursuant to your request I have made a personal inspection of the <br /> above caotioned alley which extends Northward from West North <br /> Street between North Main Street on the East and North Church <br /> Street on the West . According to information available to me the <br /> area in question appears to be 16 feet in width East and West by <br /> a depth of 80 feet North and South or a total of 1 , 280 square <br /> feet . For purposes of clarification a piat with the subject area <br /> outlined in red and two photographs are enclosed as part of this <br /> report . <br /> The purpose of my inspection was to estimate the benefits which <br /> would accrue to the abutting owners from the vacation of the area <br /> in question. <br /> Investigation reveals that there is a 12 inch sewer centered in <br /> the alley and extending in a North-South direction. The existance <br /> of this sewer line would in my opinion materially restrict the use <br /> of the proposed vacated area and would appear from a practical <br /> standpoint limit future use to a relatively small parking area . <br /> Zoning of the area in question is B-4, Central Business . <br /> Based on my examination of the area in question and my knowledge <br /> of the real estate market, it is my opinion that the consideration <br />
