Roby and I have personally inspected <br /> the above captioned land for the purpose of estimating fair compensation, <br /> in our opinion, that would accrue to the purchasers from the benefits <br /> derived from the vacation of the land. <br /> The land is on the North side of Lake Shore Drive at the exit lane from <br /> the Medical Arts Building adjoining St. Mary' s Hospital. It appears to <br /> have approximately 18,360 sq. ft, of area or near 0.42 acre. The land <br /> has some fi11, a concrete head wa11 for surface drainage under the road <br /> and surface water drainage from the North as we11 as a 72" x 18" storm <br /> sewer. It would appear some access easements would be retained for ser- <br /> vicing. <br /> Based upon our inspection of the property and our knowledge of the real <br /> estate market, it is our opinion the benefits that would accrue to the <br /> recipient would be in the area of $0.05 per sq. foot or rounded .to <br /> Nine Hundred Dollars <br /> ($900.00) <br />
