Roby and I inspected the area <br /> shown on the attached exhibit being approximately 300 feet of <br /> alleys and approximately 468 feet of former Railroad Avenue. The <br /> areas are now in use in an alley like manner. The city advises <br /> us of a 12T� and 36" sewer in Railroad Ave. and 8�' water main <br /> across Railroad near Mercer Street. Our calculations indicate <br /> the land aff ected as shown on the map is approximately 16,968 sq. <br /> feet. It further appears this does not deprive residents of alley <br /> access. The indicated zoning of the area is M-2 Heavy Industrial. <br /> The purpose of the inspection was to estimate the fair compensatioo, <br /> in our opinion, that would accrue to the recipient from the benefits <br /> derived from the vacation. <br /> Based upon our inspection of the subject property and our knowledge <br /> of the real estate market , it is our opinion the fair compensation <br /> that would accrue to the purchasers from the benefits derived from <br /> the described vacation would be $0.25 per sq. ft. or <br /> Four Thousand Two Hundred Forty Two Dollars <br /> ($4,242.00) <br />
