The subject property adjoins Decatur City limits on the west <br /> and north. Property to the south and east is located in unincorporated Macon County. The lot contains approximately 20.0 acres. <br /> The lot will be improved with a business,currently is a vacant lot. The following information is relevant to the areas in question: <br /> 1. City water is currently available and not connected to the subject property. A 16 inch diameter water main exists adjacent to <br /> the property on Mound Road. The main has adequate water capacity to serve the property. <br /> 2. No additional public infrastructure or municipal services are needed or contemplated. <br /> 3. Decatur Fire response distance and time a�erages 4.0 miles and 8 minutes,respectively. <br /> POTENTIAL OBJECTIONS: None <br /> INPUT FROM OTHER SOURCES: The plat and annexation request has been reviewed by Engineering,Finance,Fire,Legal, <br /> Macon County Health Department,Municipal Services Division,Planning and Building Services,Neighborhood Services,and <br /> Water Services.ATl of the reviewers recommend the annexation be approved. A petition has been filed with Planning and <br /> Building Services Department to rezone the property from R-1 Single Family Residence to M-1 Intense Commercial/I,ight <br /> Industrial District. <br /> STAFF REFERENCE: Richard Marley,Public Works Director and Matt Newell,City Engineer.Richard Marley will be in <br /> attendance at the City Council meeting to answer any questions of the council on this item. <br /> BUDGET/TIME IMPLICATIONS: Based on the current assessed value,approximately$166 in real estate. No person lives on <br /> the property,therefore neither state motor fuel taac or state income taxes paid to the City will increase.
