ADDiTIONS AND�9€' ��:� <br /> -Z�NlNG ORDlNANCE -- <br /> SECTTON II. <br /> Definitions <br /> ACCESSORY BUILDING, STRUCTURE OR USE: A building or use which(a) Fs subordinate <br /> to, and serves a principai building or principal use,and is Iocated on the same lot as said principal <br /> building or use; and (b) Is subordinate in height, extent, and purpose to the principal building or <br /> principal use served; (c)The aggregate g�s- round floor area of all accessozy structures does not <br /> e�ceed the ground floor area of the main buildzng, except that a minimuzn gross area of 750 square <br /> feet for such accessory building or aggregate areas of two or more buildings shall be pezmitted; <br /> and (d) Is naturally and normally incidental to that of the dominant use of the main bizilding or <br /> land. A distance of eight (8) feet shall separate an accessory struchzre and the znain structure or <br /> other accessory structure. <br /> SECTION XXV.B.2. <br />� <br /> Signage-Generally-Flashing Signs <br /> Signs employing exterior bxzlliant, intez7z}ittent, rotating or flashing lzghts, including elecbronic <br /> rnessage unit signs, shall not be permitted within 100 feet of the boundary of any "R" District. <br /> This requirement shall be waived with a written a�reement between the owner of the propert�in <br /> which the si�n is located and the owner(s� of anv residentiallv zoned property within 100 feet of <br /> said si�,n. Such an a�reement between a11 owners of the affected p,roperties shall be recorded at <br /> the Off ce of the Macon Countv Recorder on all,properties which will be affected b ty his ag;reement <br /> and shall be filed with the Citv of Decatur's Planning and Building Services Department. The <br /> a�reement shall not be modified or terminated without the consent of a11 parties nor without <br /> notification to the City of Decatur's Planning and Buildin� Services Department not less than 30 <br /> davs prior to an�planned date of modification or termination. Modification or terxx�ination of the <br /> a�reexnent voids the waiver. <br /> SECTION XXV.B.9.b. <br /> Signage-Generally-Electranic Message Unit Signs <br /> Electronic message unit signs located in O-1,B-1, B-2, S-3, B-4, M-1, M-2 and PD districts zz�ay <br /> not be located within one-hundred(100)feet of the boundary of any residentially-zoned district or <br /> residential use_ Electronic message unit signs in any residen#ially-zoned district may not be located <br /> within one-hundred (100) feet of the property and/or lot line of any residential use.
