Wood Street <br /> Decatur, Illinois 62523 <br /> Re: City Land in South Shores 23rd Addition <br /> Decatur, Illinois <br /> Dear Hilmer: <br /> Pursuant to your request of this week my associate, Edward Schroeder, <br /> and I made a personal inspection of land owned by the City located <br /> in Lots Ten (10) , Eleven ( 11 ) and Twelve (12) in South Shores 23rd <br /> Addition in Decatur, Illinois. <br /> We find the land in question to be irregular in shape and consist- <br /> ing of an estimated 18,000 S.F. located at the Southwest corner of <br /> the intersection of South Shores Drive and Baywood Drive in Decatur. <br /> See plat attached with subject area outlined in red. The topo- <br /> graphy of the subject land is rough and the vast majority of the <br /> subject land is many feet below the grade of the adjoining streets. <br /> A topographical map indicates the lowest elevation is approximately <br /> 614 feet above sea level . <br /> The subject land is presently included as part of lots ten, eleven <br /> and twelve in South Shores 23rd Addition with the major portions be- <br /> ing in lots eleven and twelve. South Shores 23rd addition is zoned <br /> R-3 which, among other things, requires a minimum lot area of 6,000 <br /> S.F. All of the above mentioned lots in South Shores 23rd Addition <br /> are much larger than the minimum 6,000 S.F. size and lot eleven is <br /> estimated to contain approximately 30,000 S.F.
