Roger Pogue we have inst�ected the lot owned by Mr. Walter Luhtala , legally described as Lot Eleven (11) of htontgomery Hills First Addition, as per Plat recorded in Book 1405 at page 69 of the Records in the Recorder' s Office of Macon Count��, Illinois. The purpose of the inspection was to estimate fair compensation, in our opinion, that would acczue to the owner as a benefit derived frorn this change of easements. We are advised the proposal rec�uests a vacation of a pazt of the e�se- met�t on the �vest line and giving an easement by the north line, plus � a S ft. easeraent on the east line as noted on the attached plat of the � subject lot. • i Inspection reveals a probZem lot because it is beiow street� grac3e and ; in line with the natural draina�e from the north. We note some fill �I on the lot in an effort to make the lot usaole. Adjozning lots have I been dev�loped as the demand for lots here is strong but it appears � this lot has not been developed because of the problems due to the topography. It is our opinion this lot would probably tend to lend � itself to a typical or less than typi�al home in the area and the ex- j pense of �constxuction would be increased c3ue to the type of lot. � . ; I I I
