Roby and I have personally <br /> inspected the above ground and the exhibi�s furnished. The purpose <br /> of the inspection was to estimate fair compensation that would <br /> accrue to the recipients from the benefits derived from the vacation <br /> of the flood easement. <br /> Attached find exhibits and photos of the area in question. It appears <br /> the zights in question have approximately 10,000 sq. ft. more or less <br /> coveri_ng the southwest corner of the subject property. The apparent <br /> zoning is R-1 Residential at present. The area in question is quite <br /> low and swampy and to utilize the land would have to be cleared and <br /> filled to a depth of 5 f eet in some areas. At some time in th e future <br /> the land mirht be utilized as a filled lot with some drainaye problems <br /> from the land to the east that tends to have the same problem although I <br /> it is not as low in e�evation. <br /> It is our opinion the release of the easement will tend to benefit the <br /> present owner to a limited extent bccause some time in the future, and � <br /> as a result of much extensive development, the ]�and may be used as a <br /> filled site. It appears this will not cause any future drainage prob- <br /> lems. <br />
