Roby and I have inspected the above <br /> captioned easement. The purpose of the inspection was to estimate <br /> fair compensation that would accrue to the recipients from the' benefit <br /> derived from this vacation. <br /> The area in question is 5 ft. in width paxallel to the Easterly side � <br /> lot line of Lot Sixty-four (64) beino approximately 134 ft. Zong or � <br /> approx. 670 sq. ft. �� <br /> The apparent zoning for the area is R-2 One Family Residential. The � <br /> area in question would be a side yard and this requirement is a mini- <br /> mum width of 8 ft. with an aggregate of 16 ft. Therefore, it appears <br /> the land could only be used as a side yard. <br /> We were advised the easement was of no use at present to the utility <br /> company or other interests. <br /> The advised reason for the vacation is to build a largez home on a � <br /> larger lot. It is our opinion the use of two lots together would <br /> not increase the value of a large lot over two smaller lots and, in <br /> general practice, it tends to decrease the front foot value to some � <br /> extent.
