Item Coversheet Page 1 of 2
to
Development Services
DATE: 5/26/2017
MEMO: No. 17-12
TO: Honorable Mayor Julie Moore Wolfe and City Council
FROM: Tim Gleason,City Manager
Billy Tyus,Assistant City Manager
Suzan Stickle,Senior Planner
SUBJECT:
Rezone 1210 South Jasper Street from R-3 Single Family Residence District to B-1 Neighborhood Shopping District
SUMMARY RECOMMENDATION:
Staff recommends approval of the rezoning to B-1 Neighborhood Shopping District. The City Plan Commission voted 8-0 to
recommend approval of this petition at the May 4,2017 meeting;the minutes of the meeting are attached.
BACKGROUND:
The subject site located at 1210 South Jasper Street is currently zoned both B-1 Neighborhood Shopping District and R-3 Single
Family Residence District and consists of approximately 18,000 square feet. The eastern lot to be rezoned of this site is
approximately 6,000 square feet.
There is a commercial structure, an accessory structure as well as a parking lot to accommodate the commercial structure on the
subject site.
The petitioner proposes to rezone the eastern 1/3 of the site from R-3 Single Family Residence District to B-1 Neighborhood
Shopping District to allow for all those uses permitted in the B-1 Neighborhood Shopping District and create a consistent zoning
district on site.
Rezoning the eastern 1/3 of the site from R-3 Single Family Residence District to B-1 Neighborhood Shopping District should not
create any adverse effects on the adjacent properties or the City as a whole as a majority of the site is already zoned B-1
Neighborhood Shopping District and the eastern lot has been used for a parking lot and accessory structure for some years.
The adjacent zoning includes B-1 Neighborhood Shopping District to the south and west, and R-3 Single Family Residence
District to the north and east. The Macon County and Decatur Comprehensive Plan shows this area as Retail which is consistent
with the B-1 Neighborhood Shopping District. The existing uses to the south and west are compatible with the permitted uses in
the B-1 Neighborhood Shopping District.
POTENTIAL OBJECTIONS: There were no known objectors at the Plan Commission Meeting.
INPUT FROM OTHER SOURCES:
The petition has been reviewed by the City's Technical Review Committee;Planning,Engineering and Fire.
STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2786 or at sstickle@decaturil.gov.
BUDGET/TIME IMPLICATIONS: None
ATTACHMENTS:
Description Type
Ordinance Ordinance
https://decatur.novusagenda.com/AgendaWeb/CoverSheet.aspx?ItemID=1164 6/20/2017
